Florida requires three things to get licensed: (1) complete a 120-hour state-approved pre-license course (this one), (2) pass one of the four licensing exams the state approves, and (3) carry a $300,000 commercial general liability insurance policy (F.S. 468.8322 — there is no bond alternative). You'll also need a fingerprint background check. Total cost to launch: roughly $1,500–$2,500 including course, exam, the liability insurance policy, and initial DBPR licensing fees.
Q.02How long does this course take?
It's 120 contact hours of content. At a full-time pace (8 hrs/day), you could finish in about 3 weeks. Most students working part-time around their day job finish in 6–10 weeks. The course doesn't expire — go at the pace that works for you.
Q.03What do Florida home inspectors earn?
The
U.S. Bureau of Labor Statistics reports median pay of
$74,690 per year ($35.91 per hour) for construction and building inspectors, the occupational category that includes home inspectors (May 2025 data). Inspection fees are set by each inspector and vary with market, property size and the add-on reports requested, such as 4-point and wind mitigation. Earnings vary with experience, your referral network and how many inspections you take on.
Q.04Do I need any experience or trade background?
No prior experience is required by FL law to enroll. That said, students with backgrounds in construction, contracting, real estate, or engineering pick the material up faster. Q.06What's your refund policy?
