What Future Inspectors Ask Before Enrolling

What do I need to become a licensed Florida home inspector?
Florida requires three things to get licensed: (1) complete a 120-hour state-approved pre-license course (this one), (2) pass the state home inspector exam through Pearson VUE, and (3) obtain either a $25,000 surety bond OR $300,000 commercial general liability insurance. You'll also need a fingerprint background check. Total cost to launch: roughly $1,500–$2,500 including course, exam, bond/insurance, and initial DBPR licensing fees.
How long does this course take?
It's 120 contact hours of content. At a full-time pace (8 hrs/day), you could finish in about 3 weeks. Most students working part-time around their day job finish in 6–10 weeks. The course doesn't expire — go at the pace that works for you.
What can I earn as a Florida home inspector?
Per-inspection fees in South Florida typically range $300–$600 for a standard residential inspection. 4-point inspections add $75–$150. Wind mitigation reports add $75–$125. Active inspectors doing 3–5 inspections per week clear $5,000–$10,000+/month after expenses. The biggest variable: your referral network with realtors and insurance agents.
Do I need any experience or trade background?
No prior experience is required by FL law to enroll. That said, students with backgrounds in construction, contracting, real estate, or engineering pick the material up faster. If you're starting from scratch, expect to spend more time on the structural and electrical modules — the course assumes no prior knowledge but the material is technical.
Is there a final exam?
